Comprehensive Support from Start to Finish With our fully inclusive approach, we take care of all your project planning and management requirements, ensuring a seamless experience throughout the entire process. This section shows you what IS and IS NOT included in your preliminary pricing proposal.
We only employ California State of California Department of Housing and Community Development (HCD) licensed sales professionals to handle your home ordering process. They have the proper training and expertise to guide you through the purchasing process, help with any optional upgrades you wish to include and can even help you find funding sources. We take the time to meet with you at one of our model home sites or in your home to show you samples, go over options and all available upgrades.
For a $500 fee, our comprehensive onsite survey includes detailed site measurements, utility mapping, and photographic capture for our design team. We identify potential concerns, update your preliminary plan, and mark your future home's location. If you choose to proceed, this cost is directly credited towards your all-in price.
We assign our Architect / Design team to initiate the utility upgrades, and start blueprint creation for permit approval. This $5,000, 4-6 week phase uncovers project-specific costs and ensures your home's feasibility. Costs for design and survey are deducted from your total if you proceed. At the end of this phase your project will be permit ready.
Our Architecture and Project Management Team walk the project through the pre-approval process. When your ready to start your project, you pay the city fees separately and are NOT included in the "all in" price.
During the design phase, we meticulously assess potential additional costs that could arise from utility service providers upgrading the onsite infrastructure. These costs are not initially included in our fee, however, we take the responsibility to identify and provide you with an estimate. This thorough investigation is crucial in ensuring full transparency and no unexpected financial surprises for you during the project's execution.
Should your ADU exceed 750 square feet, expect to incur impact fees. These fluctuate based on city and county calculations and various factors, and are not included in our initial quote. During the design phase, we'll identify the precise amount of these fees. Once determined, they'll be added to your permit price upon submission of our design package.

Professional grading and site compaction, up to 26 tons of decomposed granite and other materials brought onsite and compacted to create a proper building pad.
• Trenching and all materials for ADU sewer connection tie in to primary home sewer line, up to 50'.
• Trenching and all materials for ADU water service tie in to primary home water line, up to 50'.
• Upgrade existing primary home electrical service to 200a (required).
• Trenching and all materials for new electrical service line to ADU location, up to 50'.
* Some home owners have solar and other electrical needs so we have set a budget for $15k of electrical upgrades that are included.

We handle the oversized permits and logistics of getting your finished home from the factory to your property, but we wont stop there...!
Moving a several ton structure is complicated. Rest assured; our experienced and well tooled construction crew will have your ADU set exactly in place with whatever method works best for your specific project.
Once your home is in place, its important to have all the utilities hooked up properly and pass inspections on the first try. Our crew ties in your utilities and we offer a 100% guarantee your ADU will pass all required inspections.
Lastly, there are some basic finishings that are included with our price. This includes entry way steps, skirting, flooring, stitching and seaming of ADUs that are more than a single wide structure, and minor painting touchups. This is all included. When we're done we hand you the keys...! Thats our turnkey commitment.
There are volumes of paperwork required to complete an ADU project. Its important to complete the right paperwork at the right time to avoid costly mistakes / problems that can come back to haunt you later. We work with you to complete all paperwork from A-Z and even the final 433-A form that converts your home to real property with the local assessors office.
Stating the obvious, our "All-in" price does include the home, just in case we added this section last so you can rest assured nothing has been overlooked.
Your actual home price can vary greatly based upon what upgrades you order. The "all-in" price quoted starts with the "base model" home.
* Pricing shown is on our base model and based on the specifications listed on this page . Optional upgrades, engineered site prep, soil testing or finish work outside the scope may increase your final price. Please ask your sales person if you have any questions regarding what is included in the BAM Homes "All in" pricing structure. **"All in" pricing EXCLUDES permit fees, environmental impact fees (EIF) on units above 750sqft. EIF vary by municipality and will be quoted in advance on your final proposal for a customized "All-in" price after you have completed the design phase.
